Who to call for a leaking skylight
A roofer, not a window company. Most skylight leaks are roof leaks at the flashing, where the skylight meets the shingles, and fixing them means working in the shingle and underlayment layers around the unit. A window company replaces glass. A roofer who also installs skylights can do both, and can tell you which one your leak actually needs.

Why skylights leak
A skylight is a framed opening in a shingle system, and every leak path runs through that perimeter: flashing that was caulked instead of integrated, shingle courses that dam water above the curb, deteriorated seals, or clogged drainage channels. Inside the house, the drip shows up somewhere downhill of the actual entry point, which is why chasing the stain rarely finds the source.
Our diagnosis starts on the roof, not at the ceiling: we inspect the flashing integration, the shingle field above the unit, the seals and the attic side, and we document what we find with photos. Then you get one honest recommendation.
Reflash, repair or replace
Reflash
The skylight is sound and the leak is in the flashing around it. We take the shingles back, fit a factory flashing kit and weave it into new underlayment.
Repair
A failed seal, a cracked dome, a blocked weep channel or debris damming water above the curb. A targeted fix on a unit with years left in it.
Replace
Past fifteen years, fogged between the panes, or an old acrylic bubble. A new VELUX unit with its own flashing kit, in the same opening.
What skylight leak repair costs
It depends on which of the three jobs above you need, and that is the whole reason we look before we quote. Reflashing a sound skylight is the least expensive fix, because the unit stays. Replacing the unit costs more, and less if your roof is due anyway, because the opening and the flashing are already being redone. Drywall and ceiling repair inside is a separate line.
The inspection is free, and you get the price in writing with the photos of what we found, so you can see why it is the price it is. If your roof is close to replacement, we lay out both options side by side so you only pay to open the roof once.

Skylight leak questions
Why does my skylight leak only in heavy rain?
That pattern usually points to a flashing or water pathway issue: wind driven rain finding a gap that normal rain does not reach. It can also be clogged weep channels or debris damming water above the skylight. It rarely fixes itself, and drywall damage compounds while you wait.
My skylight leaks after I got a new roof. What happened?
We see this more than we would like. If old skylights are kept during a reroof, or new shingles are not integrated correctly with the existing flashing, leaks show up with the first serious storm. We diagnose what the previous crew did, document it, and fix the integration properly.
Is it condensation or a leak?
Water appearing during cold snaps without rain, especially in bathrooms and kitchens, is often condensation on the glass or frame rather than a leak. The fix is ventilation and humidity management, not roofing. Part of our diagnosis is telling those two apart so you do not pay for the wrong repair.
Do you repair VELUX skylights?
Yes. We are a VELUX Skylight Specialist, and VELUX is most of what we repair and replace. We also work on older units from other makers, curb-mounted skylights, bubble domes and sun tunnels. If the unit is past saving, we replace it with a VELUX unit and its factory flashing kit.
Should I put a bucket under it and wait for a dry day?
Put the bucket down, then call. Water that reaches the ceiling has already soaked the insulation and the drywall above it, and every rain adds to that. Active leaks come first on our schedule, and the first step is often temporary protection so the damage stops growing while the permanent repair is planned.
