Why skylights leak
A skylight is a framed opening in a shingle system, and every leak path runs through that perimeter: flashing that was caulked instead of integrated, shingle courses that dam water above the curb, deteriorated seals, or clogged drainage channels. Inside the house, the drip shows up somewhere downhill of the actual entry point, which is why chasing the stain rarely finds the source.
Our diagnosis starts on the roof, not at the ceiling: we inspect the flashing integration, the shingle field above the unit, the seals and the attic side, and we document what we find with photos. Then you get one honest recommendation: a targeted flashing repair, a unit replacement, or a ventilation fix if the water is condensation, not rain.

Skylight leak questions
My skylight is leaking. Who do I call, a roofer or a window company?
A roofer. Most skylight leaks are actually roof leaks at the flashing where skylight and shingles meet, or condensation issues, not failures of the glass unit. We diagnose the real source, which regularly turns out to be inches away from where the water shows up inside.
Why does my skylight leak only in heavy rain?
That pattern usually points to a flashing or water pathway issue: wind driven rain finding a gap that normal rain does not reach. It can also be clogged weep channels or debris damming water above the skylight. It rarely fixes itself, and drywall damage compounds while you wait.
My skylight leaks after I got a new roof. What happened?
We see this more than we would like. If old skylights are kept during a reroof, or new shingles are not integrated correctly with the existing flashing, leaks show up with the first serious storm. We diagnose what the previous crew did, document it, and fix the integration properly.
Is it condensation or a leak?
Water appearing during cold snaps without rain, especially in bathrooms and kitchens, is often condensation on the glass or frame rather than a leak. The fix is ventilation and humidity management, not roofing. Part of our diagnosis is telling those two apart so you do not pay for the wrong repair.
Repair the skylight or replace it?
Flashing repairs on a healthy modern unit make sense. But if the unit is past 15 years, fogged between panes, or an older acrylic bubble design, replacement is usually smarter than repairing around a failing unit. If your roof is also due in the next few years, we will lay out the timing math so you only pay to open the roof once.
