What roofs are like in Warren
Warren went from around two thousand people in 1940 to more than fifteen thousand now, with the sharpest growth in the postwar decades. Zoning here includes one and a half acre residential districts, so the township is dominated by large lot single family houses rather than dense subdivision. Bigger houses tend to mean more complicated roofs, with more valleys, dormers and skylights on them, and those junctions are where leaks start. It is also why skylight work is a bigger part of what we do in Warren than anywhere else we cover.
The Second Watchung ridge bisects the township. North of it the land falls away toward the Passaic and Dead Rivers. South of it lies Washington Valley, held between the First and Second Watchung ridges and drained by the East Branch of the Middle Brook. The ridges run roughly four to five hundred feet. One local quirk worth knowing: the 07059 ZIP is bigger than the township and reaches into parts of Watchung, Bridgewater, Green Brook and Martinsville. Those are separate municipalities. Why do you talk about the ridge so much?
Because it changes the diagnosis. A house on the exposed face of the Watchung ridge loses shingles to wind, usually along the ridge line and the rake edges, and usually in a nor’easter. A house in Washington Valley under mature trees is far more likely to have debris packed into the valleys, blocked gutters and moss on a shaded slope. Same township, same weather, two different roofs. Knowing which one you have before we get on the ladder saves everybody time.
Is the roof inspection really free?
Yes. We look at the roof, photograph what we find, and give you a written assessment at no cost. You decide what happens next. There is no obligation and nobody will lean on you to book work.
Will you tell me if my roof does not need replacing?
Yes, and it happens often. Plenty of roofs called finished can be repaired and go on for years. If a repair is the smarter move that is what we put in writing, even though it is the smaller job for us.

Read that carefully, because it is easy to misuse. These figures describe the age of the houses in Warren, not the age of the roofs on them. Plenty of homes here are on their second or third covering, and a house from 1977 may well be carrying a roof from 2015. No tax record can tell you when a roof was last done, and anyone who quotes you off a build year is guessing.
