What roofs are like in Branchburg
About three in four Branchburg homes went up between 1970 and 2000, and the population jumped by a third in the 1990s alone. That gives most of the township a fairly consistent story: original or first replacement roofs on houses now thirty to fifty years old. The range of property is wide though, from condominiums up to houses sitting on ten acre parcels, and a ten acre property with a complicated roof is a different quote from a townhouse.
Three rivers define the township. The Lamington runs along the north, the North Branch of the Raritan down the east, and the South Branch along the east and south. In Ida the North Branch gauge at the Bridgewater and Branchburg line reached 19.52 feet, higher than the record set by Hurricane Floyd, and Old York Road, Milltown Road and Route 202 near the border all closed along with the county college. Away from the water, the thing that shapes roofs here is space and trees: large rural lots with mature growth over them, so shaded slopes hold moisture and grow moss, and overhanging limbs drop debris straight into valleys and gutters.
Branchburg has its own Historic Preservation Commission, and the Neshanic Station Historic District, listed on the National Register in 2016, sits inside the township along with its lenticular truss bridge over the South Branch. The South Branch Schoolhouse of 1873 has been listed since 2005. Note that Neshanic Station is Branchburg, while plain Neshanic is over in Hillsborough. People mix those up constantly.

My roof is shaded and going green. Is that a problem?
It is worth looking at. Moss and algae on a shaded slope hold moisture against the shingle, and on a large wooded lot the north facing side often stays damp for days after rain. That on its own is usually a cleaning and trimming job rather than a replacement. What we check for is whether it has been there long enough to have got under the shingle edges, because at that point it stops being cosmetic.

Read that carefully, because it is easy to misuse. These figures describe the age of the houses in Branchburg, not the age of the roofs on them. Plenty of homes here are on their second or third covering, and a house from 1978 may well be carrying a roof from 2015. No tax record can tell you when a roof was last done, and anyone who quotes you off a build year is guessing.
