What roofs are like in Bernards
By build year this is the oldest profile of anywhere we work: about 95 percent of the residential stock predates 2001. The Hills traces back to a 1969 land sale and was built out on Schley Mountain across the Bernards and Bedminster line, so those roofs have been through at least one replacement cycle already. The older parts of Basking Ridge and Liberty Corner go back much further than that, and a fair number of the properties there have real historic standing.
Twenty four square miles bounded by the Second Watchung Mountain to the southwest, the Dead River swamp to the south, and the Great Swamp National Wildlife Refuge, the Passaic River and Millington Gorge to the east. That gives two very different exposures inside one township. Up on the Watchung side and on the higher ground at The Hills the wind comes through unbroken. Down toward the Great Swamp and the Passaic it is mature trees, shade and constant leaf load instead.
The Franklin Corners Historic District, which takes in Van Dorn’s Mill and the Grain House, is on the National Register, as is the Basking Ridge Presbyterian Church. Old Farmstead Park holds 36.5 acres along the Passaic with structures built between 1750 and 1840. Two names to get right: Basking Ridge is not a separate town, it is part of Bernards Township, and Bernardsville is a different municipality altogether. People mix those up constantly, and so do property databases.

My roof is on a townhouse at The Hills. Who arranges the work?
Usually the homeowners association rather than you, because on most townhouse and condominium blocks the roof is common property. It is worth checking your association documents before booking anything, and worth telling us at the start, because a block of units is a different quote from a single house. We are happy to talk to a board or a management company directly.
Is the roof inspection really free?
Yes. We look at the roof, photograph what we find, and give you a written assessment at no cost. You decide what happens next. There is no obligation and nobody will lean on you to book work.
Will you tell me if my roof does not need replacing?
Yes, and it happens often. Plenty of roofs called finished can be repaired and go on for years. If a repair is the smarter move that is what we put in writing, even though it is the smaller job for us.

Read that carefully, because it is easy to misuse. These figures describe the age of the houses in Bernards, not the age of the roofs on them. Plenty of homes here are on their second or third covering, and a house from 1980 may well be carrying a roof from 2015. No tax record can tell you when a roof was last done, and anyone who quotes you off a build year is guessing.
What the numbers do tell you is where roof age is worth checking. In a town where most homes are past twenty five years, the chance that yours is due is simply higher, and twenty five years is roughly when New Jersey carriers started asking for a roof condition report before renewing a policy.
