What is happening with NJ insurers and roofs

Roof age has become one of the most common reasons New Jersey homeowners lose coverage. Carriers are reviewing roof ages across their books, using aerial imagery, and sending inspection requests and nonrenewal notices, even for claim free homes with no leaks. Typical carrier guidelines get strict as an asphalt roof passes 15 to 20 years, and mortgage lenders require you to stay insured, so the letter comes with a real deadline.

The good news: this is usually a documentation problem before it is a roof problem. Carriers act on evidence. A photo documented condition assessment from a licensed roofer gives them evidence of the roof’s actual state instead of just its age.

What you get

Full roof inspection

Shingles, flashing, valleys, penetrations, skylights and ventilation, inspected from the roof, not from a car window or a satellite.

Written photo report

Documented condition with photographs and a professional read on remaining serviceable life, written so you can submit it to your carrier.

A plan, if needed

If specific issues need attention, an itemized quote for the targeted repair. If replacement truly is due, a straight recommendation and timeline you control.

We document condition honestly and never promise a specific insurance outcome. Decisions rest with your carrier, and honest documentation is exactly why our reports are worth submitting.

Insurance and roof age questions

Can my insurance company really drop me over roof age?

In New Jersey, yes. Carriers are reviewing roof ages aggressively and nonrenewing policies on homes with older roofs, including homes that have never filed a claim or had a leak. NJ law requires at least 30 days written notice with the reason stated.

What is a roof certification or condition report?

A written assessment from a licensed roofer documenting the roof’s current condition with photos: shingle state, flashing, penetrations and remaining serviceable life. Homeowners submit it to carriers in response to inspection requests, age questions or nonrenewal notices.

Will a report definitely save my policy?

No one can honestly promise that, and you should be wary of anyone who does. What we can say: carriers act on documentation, and a professional condition report often resolves age related questions, especially when the roof is genuinely serviceable or when a targeted repair addresses the specific concerns.

My insurer says they reviewed aerial photos of my roof. What does that mean?

Many carriers now use aerial and satellite imagery to assess roofs without visiting. Those images can misread algae stains, shadows or patched areas as damage. A ground level, photo documented inspection gives you evidence of the roof’s actual condition to respond with.

What if the roof really is at the end of its life?

Then you will know with photos, an honest remaining life estimate and an itemized replacement quote, and you can plan the replacement on your terms rather than during a 30 day scramble. Roughly half of the insurance letter cases we see resolve with documentation or a repair rather than a full replacement.

What does the ACV clause in my policy mean for an older roof?

Some NJ policies pay actual cash value on older roofs, meaning replacement cost minus depreciation. On a 15 year old roof that can leave you covering half or more of a replacement out of pocket even though you are insured. It is worth checking your policy language before a storm makes it relevant, and factoring it into the repair versus replace decision.

How fast can you get me the report?

Insurance deadlines are usually 30 days, so we prioritize these inspections. In most cases we can inspect within days and deliver the written report shortly after the visit.
