Natural light without the leak risk
A skylight transforms kitchens, stairwells, bathrooms and vaulted rooms. It is also a hole cut in your roof, which is why who installs it matters more than which unit you buy. Water does not enter through the glass; it enters where the skylight meets the roof.
As roofers, we treat every skylight as part of the roof system: placement planned against rafters and water pathways, factory flashing kits woven into the shingle courses, and ice and water protection around the opening. That is also why the best moment to add skylights is during a roof replacement, while everything is open.
Who installs skylights
Three kinds of company will quote you: window companies, general contractors and roofers. A skylight is glass, but it lives in the roof, and nearly every skylight problem we are called to fix is a roofing problem at the flashing. Plenty of roofers avoid skylight work and plenty of window companies avoid the roof. We do both, and the skylight is in our name.
We are a VELUX Skylight Specialist, which is VELUX's own certification for installers, so the unit, the factory flashing kit and the warranty all line up the way VELUX designed them to.
Skylight replacement
Most of our skylight jobs are not new holes in the roof. They are old skylights coming out: fogged between the panes, leaking at a tired seal, an acrylic bubble from the 1980s, or a unit that no longer matches a new roof. We take the old unit out, check the framing and the opening, and set a new VELUX skylight with its own flashing kit in the same opening, so there is no new framing and no new ceiling work.
Domes and curb-mounted units can usually be swapped for a modern curb-mounted skylight, and an old sun tunnel for a new one. If yours is leaking now rather than just old, start with skylight leak repair.
What skylight installation costs
A brand new skylight where there is none today typically runs $2,500 to $5,500, depending on size, model (fixed, manual venting or solar venting), the light shaft and ceiling finishing inside, and the roof itself. Replacing a skylight in its existing opening costs less, because the framing and the ceiling are already there. Adding one during a roof replacement is the cheapest of all per skylight, because the roof is open anyway.

How much does skylight installation cost in NJ?
A single new VELUX skylight installed in an existing roof typically runs $2,500 to $5,500 depending on size, model (fixed, manual venting or solar venting), interior finishing and roof complexity. Installing skylights during a roof replacement is meaningfully cheaper per unit because the roof is already open.
Why should a roofer install my skylight instead of a handyman?
Because a skylight is a hole in your roof, and everything depends on how the flashing integrates with the shingle and underlayment layers around it. That is roofing work. Most skylight leaks we repair trace back to installation shortcuts around the flashing, not to the skylight itself.
Are you a certified VELUX installer?
Yes. We are a VELUX Skylight Specialist, VELUX's certification for skylight installers, and VELUX is what we install, including fixed, manual venting and solar powered venting models with solar blinds. A VELUX unit with its factory flashing kit, fitted by a certified installer, is what the VELUX warranty is built around.
Do skylights leak eventually?
A properly installed modern skylight with a factory flashing kit should stay dry as long as the roof around it. The reputation for leaking comes from older acrylic bubble units and from installs done without proper flashing integration. When we install skylights during a roof replacement, the skylight and the roof become one warranted system.
Is it worth adding skylights during a roof replacement?
It is the single best time to do it. The roof is already open, so the added cost per skylight is lower, the flashing integrates perfectly with the new system, and you avoid disturbing a finished roof later. Many of our roof replacement customers add one or two, most often over kitchens, stairwells and bathrooms.
Can you replace the skylights during a reroof if they still work?
We recommend it and so does VELUX: a 15 year old skylight in a brand new 30 year roof means opening that roof again mid life. Replacing skylights at reroof time keeps every layer on the same clock.
