A roof is eight layers, not one
A quote that lists shingles and a price is not a quote for a roof replacement. What decides whether a roof lasts twelve years or thirty is almost never the shingle: it is what sits under it, and what happens where the roof meets a chimney, a wall or a skylight. Here is everything a complete replacement from us includes, in the order it goes on.
Tear off, down to the wood
Every old layer comes off so the deck can actually be seen. Roofing over an existing layer hides whatever is underneath and shortens the life of what goes on top.
Decking checked, bad sheets replaced
Sound decking stays. Rotted or delaminated sheets are replaced at a per sheet price agreed in writing before the first shingle comes off, so it is never a surprise on the final bill.
Ice and water shield at the eaves and valleys
The membrane that matters in New Jersey. When an ice dam forms at a cold eave, water gets pushed back up under the shingles, and this is the layer that stops it reaching the house.
Synthetic underlayment across the field
The secondary water barrier over the whole roof, and the layer that protects your home during the install itself.
New flashing and drip edge at every joint
Walls, chimneys, skylights, vents and rakes. Roofs rarely leak in the middle of a slope, they leak where the roof meets something else. Reusing old flashing to save a few hundred dollars is the most common corner cut in a cheap quote.
Owens Corning Duration architectural shingles
Our standard system, in Onyx Black, Williamsburg Gray, Merlot and Teak. Architectural shingles carry better wind ratings and longer lifespans than older 3 tab products, which matters to New Jersey insurers as well as to your roof.
Balanced ridge ventilation
Intake at the soffits, exhaust at the ridge. Poor ventilation cooks shingles from below in summer, feeds ice dams in winter, and can void parts of a shingle warranty. We check it on every roof rather than assuming it works.
Property protection and a magnetic sweep
Landscaping and hard surfaces covered before the tear off starts, debris hauled the same day, and the ground swept with magnets for nails before we call the job finished.

We go up, photograph the whole roof system, and give you one straight answer in writing: repair it, replace it, or leave it alone. That answer is free even when it is not the one that pays us.

Every layer above priced on its own line, plus the per sheet decking rate, so you can hold our quote against anyone else’s and see exactly what is missing from theirs. Financing available if you want it.

Installation, usually in a single day
Materials delivered, property protected, tear off and rebuild in one pass with our own crew. Large, steep or cut up roofs take longer, and we tell you that before the day rather than during it.

Final walkthrough and paperwork
A walk around the property with you, the site left clean, and the warranty documents in writing rather than in conversation.
Are you sure you need a replacement?
Age alone does not fail a roof, condition does, and a good share of the roofs homeowners are told to replace can be repaired and serve for years more. This is the question our free inspection exists to answer, in writing, before anyone talks about money.

Granule loss across whole slopes, shingles curling or creasing widely, leaks turning up in different places, a deck that feels soft underfoot, or a roof already past the age its material is rated for.

One leak in one place, damage on a single slope after a single storm, or failed flashing while the shingle field around it is still sound. A targeted repair costs a fraction of a replacement and we will say so.

How long does a roof replacement take?
Most homes are finished in a single day. Roof size, pitch, complexity and the weather all change that, and a large or cut up roof can run two to three days. We give you a realistic schedule when you get the quote, not on the morning the trucks arrive.
Do I need to be home, and can I stay in the house?
You do not need to take the day off, and most homeowners stay in. It is genuinely loud, so anyone working from home or with a baby napping usually plans around it. What we do need is clear access to the driveway and to the ground around the house, so the dumpster, the delivery and the ladders have somewhere to go.
Do I need a permit to replace my roof in New Jersey?
Usually not. New Jersey classified straightforward shingle replacement on one and two family homes as ordinary maintenance in 2018, which means no building permit is required for the typical job. Structural repairs, changes to the decking or a change of roofing material can put you back into permit territory. We tell you which side your project falls on before it starts.
What happens to my landscaping, driveway and gutters?
Beds, shrubs, decks and hard surfaces get covered before the tear off begins, and the dumpster is placed on protection rather than straight on your driveway. Gutters can be left in place or replaced with the roof, whichever you decide at quote time. Nothing about your property should look worse the day after than it did the day before.
Do you use your own crews or subcontractors?
Our own crews, working out of our two local offices. It is the reason we can stand behind the workmanship warranty, and it is worth asking any roofer the same question. A quote from a company that subcontracts is a quote for a crew you have not met and cannot check.
What time of year is best to replace a roof in NJ?
Roofs get replaced here all year. Shingles seal fastest in warm weather, and in the cold months that bond takes longer, which installers handle by hand sealing where it matters. The real constraints are rain, ice and high wind on the day itself. Spring and early autumn book out first, so if your roof is not urgent, an off peak date is usually a faster date.
